West
Over the past several years, Houston's west side has been experiencing immense growth. New and pre-owned home sales have been brisk, and housing values continue to increase. West Houston offers high-quality living, good schools, excellent freeway access and a range of shopping and recreational activity. Demand has exceeded supply of many residences here because of the proximity to freeways, the Galleria complex and the appeal of wooded, established neighborhoods.
Areas to note in the West section of Houston include: West Loop/Galleria, Tanglewood/Broadoaks, The Villages/Memorial, West Memorial, The Oaks & Memorial, and Katy.
The West Loop and Galleria is considered by many as the second downtown evident by it's high-rise skyline. Many of Houston's upscale shops, restaurants and luxury hotels can be found here within the jewel of all shopping malls - The Galleria. The Galleria features offices, shopping, and indoor ice rink which draws an international clientale. The surrounding neighborhoods can be pricey with some homes & townhomes starting at $200,000.
Just West of the Galleria is the Tanglewood/Broadoaks district which is home to former President George Bush. Some new construction exists where older homes are razed in favor of new Colonial, Georgian, French or even contemporary homes that start at $200,000 and quickly go into the millions. However, a few subdivisions such as Del Monte and Briarcroft offer affordable housing which range from $150,000 to $300,000. Still another subdivision, Larchmont has homes priced from $70,000 thru $200,000.
Located near West Memorial and I-10 Katy Freeway are the "Villages" which refer to the communities of Bunker Hill, Hedwig, Hunter's Creek and Piney Point, all located just south of I-10 West. Many homes were built in the 1960's thru the 1980's with home prices beginning at the $300,000 mark in some subdivisions.
Located further west on Memorial past Wilcrest are numerous subdivisions built in the late 1960's and 1970's. Homes located close to Memorial can start at $150,000 with others in quite locations reaching $800,000 and more. However, the neighborhood of Nottingham has homes priced around $250,000. The areas of Memorial Thicket, Fleetwood and Barker's Landing are newer subdivisions built within the last 20 years and feature New Orleans Colonial, Cape Cod and traditional style homes.
The Oaks and Memorial area feature several employment centers consisting of energy related firms and Memorial City Medical Center. The Westside Tennis club is located in this area which was has been ranked among the top 20 tennis clubs in the nation.
Katy is located approximately 30 miles west of downtown and offers a small town atmosphere. Katy is zoned and has areas available for all types of businesses, schools, shopping, churches and recreational facilities. Katy is home to the upscale communities of Green Trails, Kelliwood and Nottingham. Housing costs range from $70,000 to $1 million or more.
